What are the first steps to getting a mortgage?
The first steps with getting any mortgage is going to be having a discussion to understand your goals and current scenario – we can have this initial consultation over the phone/ via zoom or in person. Once we have gone through this we can look at what your immediate options are as well as what options you may have with any future changes of circumstance you may be aware of. There is no charge for any consultation and it is never to early to look at what options you have and make a plan.
How much can I borrow?
The amount you can borrow is based against what income is recognised by the lender (e.g. variable income is taken in different amounts and self employed income is looked at differently by each lender) after this outgoings will be considered and together a lender will come back with a maximum affordable mortgage amount. Each lender will have different criteria on what they will and will not do which is why having a broker who deals with many different lenders (such as myself) will give you the best possible options in your scenario. By having a quick discussion I can give you an indication on maximum borrowings and we can then move to getting a full agreement in principle to confirm.
How much does it cost for advice?
The amount charged is based on the complexity of your circumstance – from an initial conversation on the basic outline I will be able to confirm charges after this. Typically I charge £500.00 on completion (once you have bought the property or have competed on the remortgage) and nothing is charged if you do not complete on any application.

A mortgage broker is solely focused on getting the best outcome for yourself and is there to help with guidance and free up your time during the transaction (on either a purchase or remortgage). By providing a bridge between the lender and yourself I can position your case in the best possible way with the best placed lender for your circumstances, by placing cases in this way you will get a quicker mortgages offer on the best possible terms. I am also hear to answer any question on the purchase as a whole and can help guide through the intricacies of either buying or refinancing your home.
When should I speak to you?
As soon as you start to think about anything to do with property it is a good time to get in contact – if there are any situations which we can adjust pre application it is a lot easier to do with more time on our hands than immediately after an offer is accepted on a property or the remortgage is due in a few weeks.
The guidance and/or advice contained within this website is subject to the UK regulatory regime and is therefore targeted at consumers based in the UK. We will charge a fee for our advice service which will depend on what mortgage you need, your financial circumstances, and the complexity of what you want. The amount of fee will be between £0 and 1% of the value you need to borrow up to a maximum of £2,000. For example, if your mortgage was £750,000 the maximum fee you would pay would be £2,000. Any fees payable is on completion of the mortgage.
